Lucas New Homes sell new properties throughout the area for a range of Developers/Builders.  A summary of our New Homes activities are listed below.  Details of most individual plots will be found in our 'properties for sale' section by clicking on the button to the left.  Buyers specifically looking for a New Home are advised to contact us directly since not all plots will be advertised here, many sell straight from plan.  We can also advise you about certain developments that are about to come on stream and when certain plots/developments are likely to be released for sale.

Buyers like to choose a New Home because New Home Developers often have special deals available.  Many developers will be able to offer a range of special options that may include some, but not all, of the following:

Part Exchange or Chain Break

Part Exchange is where the builder takes your existing property in part exchange for their new property.  It is a convenient and easy way to move home, reducing the chance of the chain falling through, saving time and often saving money because the builder pays the agents fees for eventually selling your property.

Chain Break operates in a similar way to part exchange only in this instance you may have a buyer for your property where they still need to sell and then the builder buys your buyers property 'breaking' the chain and removing any uncertainty.

Both Part Exchange and chain break will be operated differently by each developer who will have their own criteria and terms and conditions for taking a property in part eachange.

Deposit Paid.  Some developers will offer a deposit paid scheme for buyers who have no deposit.  Note: Not all lenders will agree to a loan on a property with this arrangement or cost contributions/cash back.

Contribution to costs/cashback.  Some developers may offer to pay stamp duty/removal costs/legal costs or a straight cash back on completion of the sale.

Carpets/fittings/furnishings.  Some developers may agree to offer fitted carpets/flooring from a specified range and/or other fittings/furnishings.

£99 and move in.  Some developers will offer a deals on certain plots along these lines.

Some developers will not offer any incentives, some will offer a whole range and most will offer various deals on certain plots at certain times of the year for a limited period.  As with most 'deals' timing and your ability to proceed without delay is fundamental if you want the best deal.  If you need a particular scheme please check with our offices what deals are available and what may be coming up.

BEECHDALE BUILDERS

A local builder with an enviable reputation for small individual projects.

Princes Avenues, Desborough.    Individual detached 3 bedroom bungalow offering well proportioned rooms.  Double garage.  NHBC.  £289,950  contact the Desborough office.  SOLD Ssubject to contract.

Beechdale are in process of acquiring another site for a substantial detached bungalow in Desborough, subject to obtaining planning approval it will be similar to, maybe larger than the one completed in Princes Avenue - Please let Keith Lucas have your details if you might be interested to know more as things progress.

 

FFM DEVELOPEMENTS

A small local developer employing mainly local trades people and personally supervising every aspect of the build.  Next project, Desborough, a substantial 3 bedroom detached bungalow, details available soon.  Planning consent has now been approved and marketing will commence mid 2008.

FRANCIS JACKSON HOMES

Findeon Road, Burton Latimer.  Small development of mainly 3 and 4 bedroom detached homes under construction by a well known regional developer with a superb reputation for quality houses in our area.  Contact the Kettering office.  www.francisjacksonhomes.com

POSH DERWENT HOMES

A local firm with a fine reputation for quality and attention to detail.

Pipers Hill Road, Kettering.  Well known local builder developing mainly 4 bedroom detached house in a very sought after area handy for Kettering town centre and main line railway station.  Prices for 4 bedroom detached from £299,995.  Also 2 apartments and 2 3/4 bed semi's. 

SCM DEVELOPMENTS

Vermont Apartments, Bath Road, Kettering.  A fast growing local developer creating a reputation for quality with design and flair created by their own in house design team.  Studio apartments from £79,995.  Development half sold at May 2007.  ALL SOLD.

Advance notice:  Central Kettering.  Planning permission just granted for 2 bed and studio apartments in School Lane - Lift to all floors.  Contact the Kettering office.  Studio apartments guide price from £89,500.  2 bed apartments guide price from £125,000.
