Lucas New Homes sell new properties throughout the area for a range of Developers/Builders.  Buyers specifically looking for a New Home are advised to contact us directly since not all plots will be advertised here as some sell straight from plan prior to media advertising.  We can also advise you about certain developments that are about to come on stream and when certain plots/developments are likely to be released for sale.

Buyers like to choose a New Home because New Home Developers often have special deals available.  Many developers will be able to offer a range of special options that may include some, but not all, of the following:

Part Exchange or Chain Break

Part Exchange is where the builder takes your existing property in part exchange for their new property.  It is a convenient and easy way to move home, reducing the chance of the chain falling through, saving time and often saving money because the builder pays the agents fees for eventually selling your property.

Chain Break operates in a similar way to part exchange only in this instance you may have a buyer for your property where they still need to sell and then the builder buys your buyers property 'breaking' the chain and removing any uncertainty.

Both Part Exchange and chain break will be operated differently by each developer who will have their own criteria and terms and conditions for taking a property in part eachange.

Deposit Paid.  Some developers will offer a deposit paid scheme for buyers who have no deposit.  Note: Not all lenders will agree to a loan on a property with this arrangement or cost contributions/cash back.

Contribution to costs/cashback.  Some developers may offer to pay stamp duty/removal costs/legal costs or a straight cash back on completion of the sale.  In the post 2008 financial climate such schemes are rarely possible.

Carpets/fittings/furnishings.  Some developers may agree to offer fitted carpets/flooring from a specified range and/or other fittings/furnishings.

Whatever incentives are offered it is vitally important to discuss everything on offer with your mortgage broker/lender since full disclosure of all incentives is mandatory following a recnt ruling from the Council of Mortgage Lenders (CML).  Following the dredit crunch many lenders will not be so accommodating of developer led incentives.

Some developers will not offer any incentives, some will offer a whole range and most will offer various deals on certain plots at certain times of the year for a limited period.  As with most 'deals' timing and your ability to proceed without delay is fundamental if you want the best deal.  If you need a particular scheme please check with our offices what deals are available and what may be coming up.
