Key Considerations for Prospective Tenants

As you embark on the journey of becoming a tenant, it's crucial to familiarise yourself with certain aspects to ensure a smooth transition. Below, we have outlined key points that will guide you through the process:

1. Affordability

When searching for a property, determining your affordability is paramount. Ideally, your monthly/annual income should be at least 2.5 times the rent. In certain situations, having a guarantor becomes necessary, with the requirement for the guarantor being three times the monthly/annual income of the rent. This may apply in cases of adverse credit, low income, zero- hour contracts, probationary work periods, self-employment without tax returns, or dependence on Universal Credit.

2. Information We Need Before You View

Before viewing a property, we require some essential information:

  • Number of adults and children moving in

  • Financial status of all adults

  • Smoking status

  • Pet ownership

Please note that some properties may have restrictions on pets or smokers.

3. Applying for a Property

Once you find a suitable property, prompt action is essential. Follow these steps:

  1. Register your interest with our office.

  2. Complete our reference forms online, providing details about your financial and personal background.

Keep in mind that multiple applications may be received. The landlord will review all applications and decide on the successful tenant. If selected, a holding fee equivalent to one week's rent will secure the property for you, subject to contracts & reference checks.

4. Moving into a Property

  1. Deposit : Upon successful verification of references, a deposit equivalent to 5 weeks' rent is required, with the holding fee contributing to this amount. Your deposit will be held by The Deposit Protection Service.

  2. Tenancy Agreement : You will receive a copy outlining your and the landlord's obligations. Ensure thorough understanding before proceeding.

  3. Moving Date : After paying the deposit, we will agree on a moving-in date, typically within two to four weeks. Flexibility may be necessary for legally required health and safety checks prior to occupation.

  4. Moving Day : Visit our office to sign necessary paperwork, pay rent if not done already, this can be paid by debit card or bank transfer (we do not accept cash), future payments will be by standing order and then you are all set to enjoy your new home.

During Your Tenancy

  • Periodic property inspections will occur to assess its condition and identify routine maintenance needs.

  • Access will be required occasionally for legally mandated checks, and you will be contacted accordingly.
